BUYER LOYALTY/ACCREDITED BUYER REPRESENTATION (ABR®)
Please let us share with you why loyalty is in our mutual best interest. Loyalty guarantees that we will be capturing the entire market for you, including Resale Homes, For Sale By Owners (FSBOs), and New Construction Homes, to find you the best property (and the best financing). We will research market value (what the house is worth), advise you about schools & future resale projections, and negotiate in your best interest. If you build, we will share our 20+ years of experience in dealing with builders, their reputation, quality of construction, delivery reliability, developments, lot & floor plan & option selections, financing, and timing of your relocation.
We will go that extra mile and take the time to give you the information you need to make a comfortable choice. Contrast this no-pressure approach with a Buyer who feels that he needs to work with two REALTORS®, or directly with a FSBO, or directly with a Builder. In each of these cases there is pressure on you to "make a sale" from the REALTOR®, Seller, or Builder. In the case of a loyal Buyer agency relationship, however, there is no such pressure.

STOFFER/ZEH TEAM AGREES TO REPRESENT BUYER'S BEST INTEREST. STOFFER/ZEH TEAM WILL:
- Listen to your requirements for your new home
- Find & show all 1) Listed resale homes in the Multiple Listing Service (MLS) Market (95%)
- Find & show all 2) Unlisted resale homes in the For Sale by Owner (FSBO) Market (5%)
- Find & show all 3) New construction homes in the For Sale By Builder (FSBB) Market
- Obtain information, of a material nature, for desired home
- Determine value of desired home & projected resale value based on analyzing comparable sales
- Negotiate best possible price/terms/timing for you
- Identify best possible financing program/rate/costs for you
- Coordinate all home inspections/termite inspection & related repairs, survey, title work, & renegotiate as necessary to deliver 3 “Ss” (safe, sound & sanitary property) & clear title to you
- Coordinate all final documents & funds for closing & review final closing figures for accuracy
BUYER AGREES TO WORK EXCLUSIVELY WITH STOFFER/ZEH TEAM AT NO COST OR OBLIGATION TO BUYER, BUYER WILL:
- Provide written requirements list for your home
- Provide price range and financial information
- View any 1) Listed resale home (MLS) exclusively with the Stoffers, & not with another REALTOR®..
- View any 2) Unlisted resale home (FSBO) exclusively with the Stoffers, & not directly with the FSBO. --- See the "FSBO" Flyer
- View any 3) New construction home (FSBB) communities exclusively with the Stoffers, & not with
another REALTOR® , and not with the on-site builder representative - See "New Construction Home" Flyer
- Use the Stoffers to exclusively negotiate & represent buyer as an Accredited Buyer Representatives (ABR®)
